We are excited to host you and your family & friends, and welcome you with “open arms”! To ensure we ALL have a positive experience during your stay in our home, we kindly ask that you read the below rules in FULL and, in general, simply treat our home with love and respect. We are not a hotel, and are therefore unable to provide alternate accommodations or a refund if you are unsatisfied after arrival simply because you did not read the entire listing description and/or house rules. We know it’s the not-so-fun part of booking a home, but ask this of you because we want to make sure our home is a good fit so that you will have a wonderful time!! Thank you!
SECTION I: TERMS AND CONDITIONS
1. The Primary GUEST booking through the booking platform website agrees to be the responsible party, and hereunto shall be referred to as GUEST. We, the owners, (“Kate & Gabe”) shall hereunto be referred to as LANDLORD.
2. At the time of the reservation request and/or instant booking, GUEST agrees to provide the following. Failure to provide this information at the time of your booking may result in cancelation (refund policy will apply):
PRE-BOOKING QUESTIONS/REQUIREMENTS:
a) Submit copies of Government IDs/Valid Driver's License via Airbnb messenger or email.
b) Basic information about your trip (e.g., why you are traveling to the area).
c) Total number of guests.
d) FULL names (first and last) and ages of ALL guests (required at time of booking).
e) Whether you are traveling with animals.
f) Whether you, or any other guests accompanying you, smoke.
g) Phone Number
h) Email Address
i) Home Address
j) Make/Model/License Plates for Vehicles
3. GUEST agrees to sign a Rental Agreement (the "AGREEMENT") via Docusign after booking on online booking platform. Failure to sign AGREEMENT within 24 hours of AGREEMENT being sent may result in the cancelation of GUEST's reservation; cancellation policy will apply.
4. $500 Security Deposit (processed through Pay Pal) is required to confirm booking. Security Deposit link will be sent to the GUEST 1-7 days before arrival. This will place a 29-day credit card authorization hold. GUEST hereby acknowledges and agrees this method may be used to reimburse LANDLORD for any unpaid debts/fees pertaining to the reservation and/or in the unlikely event that damages occur during GUEST’s stay.
5. Primary booking GUEST must be 25 years of age or older (in accordance with our Home Owners Insurance Requirements).
6. Unregistered guests/visitors are not permitted in the CABIN or on the property grounds at any time.
7. Third party bookings or "subletting" of the CABIN is not permitted.
8. Acts of Nature/Power Outages: The CABIN is located in the mountains at over 6800 feet elevation and is subject to weather/natural events that may affect road conditions and/or accessibility and/or air quality and/our electricity; these events are beyond the LANDLORD’S control.
During the winter LANDLORD will provide for the parking area and exterior stairs to be cleared of excessive snow once a storm clears (and as soon as snow plow teams are able to safely arrive). Mountain roads can be curvy and steep. GUEST is required by law to have tire chains in their possession at all times November 1 to April 30. The Big Bear Valley and the surrounding San Bernardino Mountains are subject to temporary power outages due to weather/natural events. GUEST hereby understands and accepts these risks as part of visiting the area and the home. GUEST’s booking constituents agreement that no refunds will be given due to weather, fire, acts of nature, or "acts of God" that result in traffic/travel delays, road or highway closures, poor air quality, power outages, the requirement of chains, and/or the closure of the surrounding National Forest(s). These variables are a known possibility when booking a home in remote high elevation mountain communities. GUEST agrees to purchase their own trip/travel insurance to cover losses they may incur should they need to cancel due to the above (or other personal) reasons.
9. It is very common for Big Bear City to experience power outages. These could last anywhere from a few minutes to several hours (or longer). These outages are entirely out of the LANDLORD’s control and are simply part of life in the San Bernardino Mountains. GUEST acknowledges that the LANDLORD will not provide discounts, refunds, reimbursements should these outages occur during the GUEST’s stay.
10. GUEST’s booking request constitutes complete acknowledgement and acceptance of the listing description and all rules stated in this AGREEMENT.
11. LANDLORD and/or other agent(s) acting on LANDLORD's behalf may enter the home if deemed necessary by the LANDLORD or agent, with prior notice to the guest.
12. Snow removal will be completed when snow levels reach 4 inches or higher. However, local snow removal companies cannot guarantee a specific time the property will be serviced. Therefore, GUEST may have to shovel a spot in order to park if GUEST arrives early (prior to professional removal) or if it snows during GUEST’s stay.
13. Outdoor patio furniture availability is weather dependent.
14. Given the location of the CABIN, there may be wildlife and/or insects in and/or around the CABIN. This includes (but is not limited to) bats, bears, snakes, skunks, chipmunks, hawks, squirrels, spiders, flies, ants, moths, wasps, bees, coyotes, and the like. GUEST agrees to take great caution with respect to wildlife while at the CABIN. Do not engage with and/or feed wild animals. Do not stick your hands or feet on or between the rocks and/or walls on the property. LANDLORD will not provide refunds for any reason pertaining to the presence of wildlife and/or insects at the CABIN as this is a known and accepted risk when visiting Big Bear City and the surrounding area(s). GUEST hereby acknowledges and accepts that the LANDLORD is not responsible for death, injury, or the transmission of any disease(s) to the GUEST, accompanying guests, and/or personal property animals (i.e., pets and/or service/therapy animals) resulting from the presence of, or encounters with, wildlife animals, reptiles, insects, or the like. Under no circumstances will the GUEST or their Invitees hold the LANDLORD responsible for any damages or claims of any kind relating to the presence of (or previous presence of) wildlife resulting in death, injury, or the transmission of any disease.
15. "Additional Guest Fee": There will be a $45.00 per person per night fee, for each guest after 2 (up to 6). We structure our pricing this way to keep costs affordable and competitive for smaller parties. For guests that violate our maximum permitted occupancy (of 6 guests), a fee of $500.00 per person per night will apply. GUEST also understands possible eviction and fines by San Bernardino County may be issued to the GUEST. If the LANDLORD is issued a fine (or fines) due to over-occupancy or any violation of other county ordinances, GUEST agrees to pay any and all fines issued to LANDLORD by San Bernardino County and/or the Sheriff's Department.
16. LANDLORD is constantly updating the CABIN with new furnishings and decor.. While the LANDLORD makes every attempt to keep the listing and pictures up to date, it is impossible to take new pictures every time a change is made. GUEST hereby acknowledges and accepts that the listing description and/or pictures may be different than the CABIN appears in person and that no refunds will be provided for this reason.
17. GUEST and all occupants agree to keep the property and all furnishings in good order.
18. GUEST and all occupants agree to put back all furnishings to their original location found at check-in.
19. Only use appliances for their intended uses.
20. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach / lake towels. We do not permit towels or linens to be taken from the CABIN.
21: Restroom Use: Please do not flush anything other than human waste and toilet paper. No feminine products, diapers, wipes, condoms, paper towels or anything else should be flushed down the toilet at any time. If it is found that anything other than the above “approved” referenced items have been flushed - GUEST agrees to pay all fees to remedy the damages.
22. Restroom Use Outside: Please use only the restroom inside. The deck, outside, and/or the backyard should not be used as a restroom. Such acts will result in a $100.00 extra cleaning fee.
23: Garbage Disposal: We kindly GUEST to dispose of food in the available trash can. Garbage disposal is for food remnants only. If the garbage disposal becomes damaged or clogged by GUEST, GUEST will be charged for a plumber's time (and any relevant parts) to unclog or install a new garbage disposal if needed.
24: All items in the kitchen including silverware, pots/pans, spices, flatware, etc. have been inventoried, and any item removed from premises will be charged to GUEST.
25. Use of sound system / entertainment: remotes and audio / video equipment have been inventoried, and any item removed from premises will be charged to the GUEST.
26: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Unsalvageable/damaged linens and/or bath towels will be charged to GUEST– $20.00 for each damaged towel and $25.00 for each damaged sheet.
27. Fireplace: The indoor fireplace is a pellet burning stove and GUEST agrees to use only pellets - no wood, lighter fluid, or any other combustible materials allowed in the fireplace. Never leave fire unattended. Please note, these types of stoves were originally designed and installed to heat an entire home. Therefore, if the temperature in the home is above the temp set for the stove/fireplace, the stove/fireplace may not turn on (as it operates via a temperature sensor). While on/heating, GUEST agrees to take great caution as the exterior can be extremely hot. ***Please note: GUEST is responsible for purchasing pellets for use during the stay***
28. Please note the CABIN is not child proofed and it is suggested GUEST bring their own sleeping area for babies and toddlers as the beds are adult size. Children under 5 years of age are not to sleep on the top bunk bed. GUEST agrees to supervise children at all times while at the CABIN.
29. LANDLORD is not responsible for items left behind by GUEST. If lost items are found, items will be mailed back when possible (GUEST is responsible for all associated costs for shipping/returning the item (including $25 hourly fee for staff's time).
30. While the CABIN is meticulously cared for, amenities or features (e.g., bathroom amenities, stove, refrigerator or other major appliance, electrical, or heating systems) can sometimes malfunction. LANDLORD is unable to provide alternate accommodations when such events occur; this is just part of staying in a private vacation home instead of a hotel. LANDLORD agrees to make every possible effort to replace and/or repair said feature or amenity. Refunds/credits for such occurrences will be determined and issued at LANDLORD’s discretion.
31. COMMERCIAL PURPOSES: The use of our vacation rental for commercial purposes is strictly prohibited without expressed written consent from LANDLORD. Commercial purposes include, but are not limited to: photography, videography, and/or cinematography to advance a person’s or company’s commercial or economic interests, such as by inducing another person to buy, rent, lease, join, subscribe to, provide, or exchange products, goods, property, information, or services, or enabling or effecting, directly or indirectly, a commercial transaction. GUEST agrees to inquire with LANDLORD prior to creation of the aforementioned commercial content; please note a separate contract, additional fees (minimum of $250.00 per hour), insurance, and County issued permits are required. Violation of this COMMERCIAL PURPOSES clause will result in a minimum fee/penalty of $15,000.00. If any legal action or other proceeding is brought in connection with this AGREEMENT, the GUEST, shall be required to pay all actual attorney’s fees and costs incurred in said legal action/case.
32. GUEST assumes all risk and liability by entering the CABIN and surrounding property grounds and by booking GUEST agrees to the release of liability waiver outlined directly below:
RELEASE OF LIABILITY WAIVER FORM/STATEMENT:
GUEST understands that the LANDLORD is not responsible for any injury, illness, or death and under no circumstances will the GUEST or their Invitees hold the LANDLORD responsible for any damages or claims of any kind resulting from their stay at the CABIN. GUEST additionally hereby acknowledges the LANDLORD is not responsible for any injury or death caused by slipping on snow or ice and that the GUEST and their Invitees are responsible for the removal of any residual snow and ice around the doorways and paths to the CABIN and/or parking areas.
GUEST and all Invitees hereby expressly, knowingly and freely assume all liability (or risk of liability) of any kind, for any injury, illness, or death (including due to COVID-19) of persons and/or damage to property of guest or any other person, from any cause whatsoever, foreseeable, or unforeseeable, resulting from the use, occupancy, or enjoyment of the CABIN by the GUEST, their Invitees, dependents, charges, or any person residing at the CABIN, or persons acting on their behalf, and GUEST hereby releases and discharges the LANDLORD from all liability, claims, demands, losses, or damages caused or alleged to be caused in whole or in part by the negligence of LANDLORD or otherwise.
33. LANDLORD reserves the right to cancel this reservation at any time. If the LANDLORD cancels this reservation prior to the start of the reservation, as indicated by dates listed above, a full refund will be provided to the GUEST. If the LANDLORD cancels this reservation, following the arrival of GUEST to the CABIN, because GUEST has violated any portion or portions of this AGREEMENT between LANDLORD and GUEST, no refund shall be provided to GUEST.
SECTION II: HOUSE RULES
1. NO PARTIES. Parties of any kind (weddings, corporate events, bachelor/ bachelorette parties, house parties, etc.) are STRICTLY PROHIBITED. We have year-round neighbors on our street that will not tolerate such activities and will report these events immediately.
2. NO SMOKING. Big Bear is a high fire risk community. Smoking at the CABIN is dangerous. Additionally, it does not comply with our high quality standard. There will be a minimum $500.00 fine for evidence of smoking anywhere in/on the CABIN.
3. NO ANIMALS. For allergy/health reasons, animals are not permitted; this includes Service Animals and Emotional Support Animals. For this reason the CABIN is exempt from Airbnb’s usual policy pertaining to Emotional Support Animals (ESAs) and Service Animals. Should GUEST not abide by this rule, GUEST agrees to pay a fee of $500.00 per animal per day or night (or any portion therefore). GUEST also agrees to pay any additional cleaning fees required to fully remove feces, urine, dirt/mud, fur, dander etc. from inside the CABIN and surrounding CABIN grounds due to the presence of animals.
4. If our local property supervisor witnesses or is notified of any of the above GUEST may forfeit their entire security deposit and risk the cancellation of their reservation, without a refund.
5. NO STRONG ODORS. GUEST agrees to not participate in any activities or acts that result in the presence of strong, lasting odors in the home that may permeate the walls/paint, rugs, furnishings, bedding, etc, whether such odors are the result of cooking, smoking, use of heavy perfume, or any other activity.
6. Please no shoes in the home.
7. Check-in is 4:00PM, checkout is 11:00AM. For early check-in/late-check-out, please obtain prior written approval from us.
8. Late check out: If GUEST fails to check out by 11:00 am PDT (or other time agreed upon in writing), GUEST agrees to pay for each twenty-four hour period (or any portion thereof) that GUEST overstays after the check-out time, at the listed nightly rate for that specific date, plus all applicable GUEST Fees and Taxes.
9. GUEST agrees to notify LANDLORD of any/all damages and concerns/complaints immediately regarding the CABIN and its contents so that LANDLORD has an opportunity to address these concerns during GUEST’s stay.
10. No candles permitted in bedrooms adjacent to beds (due to fire hazard).
11. Wood burning fires are strictly prohibited anywhere at the CABIN. Fires on the decks are strictly prohibited. The outdoor fire-pit is propane fueled only; wood logs are not permitted in the outdoor fire pit.
12. No glitter, as it's impossible to remove.
13. EXTERIOR CAMERAS: Please note that for GUEST’s safety and the safety of the CABIN, FIVE (5) exterior cameras are installed and monitor the exterior of the property (including the driveway, front door, back yard, upper deck, and lower back decks). GUEST’s booking constitutes understanding and acceptance of all recordings. Any attempt to turn off, disable, move, re-direct, and/or cover the cameras is prohibited and will result in the forfeiture of GUEST’s entire security deposit and cancellation of GUEST’S reservation without a refund.
14. GUEST may never set the thermostat lower than 60° during low temperature months (October 1st-May 1st); doing so may result in the pipes freezing and bursting. GUEST will be responsible for all damages should the aforementioned occur.
15. GUEST agrees to reimburse LANDLORD for repair/replacement costs of any damages sustained to CABIN and its contents by themselves, their guests, and/or animals present during the stay (including those damages in excess of the $500.00 security deposit).
16. LANDLORD is happy to offer a propane BBQ, but does not supply propane. If GUEST would like to use the BBQ they are responsible for swapping out the tanks at the CABIN should they run low.
17. GUEST agrees to read all rules at the time of booking to ensure that the CABIN is a good fit for GUEST. GUEST’s booking request constitutes full understanding and acceptance/agreement with the above stated AGREEMENT.
SECTION III: COUNTY LAWS/ORDINANCES
1. Maximum permitted occupancy is 6 people.
2. Maximum number of vehicles permitted is 3.
3. On-street parking is prohibited.
4. Be respectful of neighbors. Quiet hours are from 10pm -7am. GUEST agrees to pay any/all fines issued to the LANDLORD by the San Bernardino Sheriff’s Dept. and/or by San Bernardino County Code Compliance for noise disturbances, over-occupancy, or any other violation pertaining to GUEST’s stay at the CABIN.
5. Vacation homes are permitted for residential use only. No weddings, commercial photoshoots, receptions, conferences, filming, or other use prohibited by County Codes.
SECTION IV: VIOLATIONS
Failure to follow the terms of this AGREEMENT, comply with the “House Rules”, and/or complete all check-out requirements (sent by LANDLORD to GUEST), may result in additional fees. Failure to comply with parking and occupancy standards, as well as public and private nuisance standards, is a violation of the County of San Bernardino Ordinances/Codes. Such violation(s) may result in enforcement actions including but not limited to City and/or County issued fines, towing at vehicle owner’s expense, eviction with forfeiture of all rents, loss of security deposit, fees, etc. GUEST is responsible for any and all fines issued to the guest by City and/or County enforcement agents. GUEST also agrees to be responsible, and reimburse LANDLORD, for any and all fines issued to the LANDLORD by City and/or County enforcement agents for violence of parking limits, occupancy limits, and/or public and private nuisance standards/ordinances.
Applicable fees include, but are not limited to: Applicable fees include, but are not limited to:
-Unauthorized Guests: $500 per person per night over 6 guests; Authorized Guests: $45 per person per night for each guest after 2 (up to 6).
-Animals: $500 per animal, per night
-Dirty Dishes: $50
-Glitter/Confetti found in the home and/or on property grounds: Minimum $500 cleaning fee
-Evidence of smoking on the property / cigarette butts on property grounds: $250
Smoking in House (including Cigarette, Cigar, and/or Marijuana odors in House): minimum $500 fine, up to cost to repair, replace, and/or clean damaged property or contents.
-Fines issued by the Sheriff’s Department and/or County Code Enforcement: Minimum of $500 per citation/violation (as determined by issuing agency).
-Damage to Property and/or its contents: Cost of replacement or repair, as determined by Hosts.
Attempts to turn off, disable, move, re-direct, and/or cover the cameras: fine of $500.
-Deep/Extra Cleaning Fees: Cost shall be determined by the host's professional cleaners and will be based on the amount of time required to return the cabin to the state it was in at time it was received by guest (Minimum $100).
-“Late check-out” fee: “Late check-out” is defined as any time after 11:00 am or other time agreed upon (in writing) time. GUEST agrees to pay for each twenty-four hour period (or any portion thereof) that GUEST overstays after the check-out time, at the listed nightly rate for that specific date (of check out), plus all applicable GUEST Fees and Taxes.

16. LANDLORD is constantly updating the CABIN with new furnishings and decor.. While the LANDLORD makes every attempt to keep the listing and pictures up to date, it is impossible to take new pictures every time a change is made. GUEST hereby acknowledges and accepts that the listing description and/or pictures may be different than the CABIN appears in person and that no refunds will be provided for this reason.
17. GUEST and all occupants agree to keep the property and all furnishings in good order.
18. GUEST and all occupants agree to put back all furnishings to their original location found at check-in.
19. Only use appliances for their intended uses.
20. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach / lake towels. We do not permit towels or linens to be taken from the CABIN.
21: Restroom Use: Please do not flush anything other than human waste and toilet paper. No feminine products, diapers, wipes, condoms, paper towels or anything else should be flushed down the toilet at any time. If it is found that anything other than the above “approved” referenced items have been flushed - GUEST agrees to pay all fees to remedy the damages.
22. Restroom Use Outside: Please use only the restroom inside. The deck, outside, and/or the backyard should not be used as a restroom. Such acts will result in a $100.00 extra cleaning fee.
23: Garbage Disposal: We kindly GUEST to dispose of food in the available trash can. Garbage disposal is for food remnants only. If the garbage disposal becomes damaged or clogged by GUEST, GUEST will be charged for a plumber's time (and any relevant parts) to unclog or install a new garbage disposal if needed.
24: All items in the kitchen including silverware, pots/pans, spices, flatware, etc. have been inventoried, and any item removed from premises will be charged to GUEST.
25. Use of sound system / entertainment: remotes and audio / video equipment have been inventoried, and any item removed from premises will be charged to the GUEST.
26: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Unsalvageable/damaged linens and/or bath towels will be charged to GUEST– $20.00 for each damaged towel and $25.00 for each damaged sheet.
27. Fireplace: The indoor fireplace is a pellet burning stove and GUEST agrees to use only pellets - no wood, lighter fluid, or any other combustible materials allowed in the fireplace. Never leave fire unattended. Please note, these types of stoves were originally designed and installed to heat an entire home. Therefore, if the temperature in the home is above the temp set for the stove/fireplace, the stove/fireplace may not turn on (as it operates via a temperature sensor). While on/heating, GUEST agrees to take great caution as the exterior can be extremely hot. ***Please note: GUEST is responsible for purchasing pellets for use during the stay***
28. Please note the CABIN is not child proofed and it is suggested GUEST bring their own sleeping area for babies and toddlers as the beds are adult size. Children under 5 years of age are not to sleep on the top bunk bed. GUEST agrees to supervise children at all times while at the CABIN.
29. LANDLORD is not responsible for items left behind by GUEST. If lost items are found, items will be mailed back when possible (GUEST is responsible for all associated costs for shipping/returning the item (including $25 hourly fee for staff's time).
30. While the CABIN is meticulously cared for, amenities or features (e.g., bathroom amenities, stove, refrigerator or other major appliance, electrical, or heating systems) can sometimes malfunction. LANDLORD is unable to provide alternate accommodations when such events occur; this is just part of staying in a private vacation home instead of a hotel. LANDLORD agrees to make every possible effort to replace and/or repair said feature or amenity. Refunds/credits for such occurrences will be determined and issued at LANDLORD’s discretion.
31. COMMERCIAL PURPOSES: The use of our vacation rental for commercial purposes is strictly prohibited without expressed written consent from LANDLORD. Commercial purposes include, but are not limited to: photography, videography, and/or cinematography to advance a person’s or company’s commercial or economic interests, such as by inducing another person to buy, rent, lease, join, subscribe to, provide, or exchange products, goods, property, information, or services, or enabling or effecting, directly or indirectly, a commercial transaction. GUEST agrees to inquire with LANDLORD prior to creation of the aforementioned commercial content; please note a separate contract, additional fees (minimum of $250.00 per hour), insurance, and County issued permits are required. Violation of this COMMERCIAL PURPOSES clause will result in a minimum fee/penalty of $15,000.00. If any legal action or other proceeding is brought in connection with this AGREEMENT, the GUEST, shall be required to pay all actual attorney’s fees and costs incurred in said legal action/case.
32. GUEST assumes all risk and liability by entering the CABIN and surrounding property grounds and by booking GUEST agrees to the release of liability waiver outlined directly below:
RELEASE OF LIABILITY WAIVER FORM/STATEMENT:
GUEST understands that the LANDLORD is not responsible for any injury, illness, or death and under no circumstances will the GUEST or their Invitees hold the LANDLORD responsible for any damages or claims of any kind resulting from their stay at the CABIN. GUEST additionally hereby acknowledges the LANDLORD is not responsible for any injury or death caused by slipping on snow or ice and that the GUEST and their Invitees are responsible for the removal of any residual snow and ice around the doorways and paths to the CABIN and/or parking areas.
GUEST and all Invitees hereby expressly, knowingly and freely assume all liability (or risk of liability) of any kind, for any injury, illness, or death (including due to COVID-19) of persons and/or damage to property of guest or any other person, from any cause whatsoever, foreseeable, or unforeseeable, resulting from the use, occupancy, or enjoyment of the CABIN by the GUEST, their Invitees, dependents, charges, or any person residing at the CABIN, or persons acting on their behalf, and GUEST hereby releases and discharges the LANDLORD from all liability, claims, demands, losses, or damages caused or alleged to be caused in whole or in part by the negligence of LANDLORD or otherwise.
33. LANDLORD reserves the right to cancel this reservation at any time. If the LANDLORD cancels this reservation prior to the start of the reservation, as indicated by dates listed above, a full refund will be provided to the GUEST. If the LANDLORD cancels this reservation, following the arrival of GUEST to the CABIN, because GUEST has violated any portion or portions of this AGREEMENT between LANDLORD and GUEST, no refund shall be provided to GUEST.
SECTION II: HOUSE RULES
1. NO PARTIES. Parties of any kind (weddings, corporate events, bachelor/ bachelorette parties, house parties, etc.) are STRICTLY PROHIBITED. We have year-round neighbors on our street that will not tolerate such activities and will report these events immediately.
2. NO SMOKING. Big Bear is a high fire risk community. Smoking at the CABIN is dangerous. Additionally, it does not comply with our high quality standard. There will be a minimum $500.00 fine for evidence of smoking anywhere in/on the CABIN.
3. NO ANIMALS. For allergy/health reasons, animals are not permitted; this includes Service Animals and Emotional Support Animals. For this reason the CABIN is exempt from Airbnb’s usual policy pertaining to Emotional Support Animals (ESAs) and Service Animals. Should GUEST not abide by this rule, GUEST agrees to pay a fee of $500.00 per animal per day or night (or any portion therefore). GUEST also agrees to pay any additional cleaning fees required to fully remove feces, urine, dirt/mud, fur, dander etc. from inside the CABIN and surrounding CABIN grounds due to the presence of animals.
4. If our local property supervisor witnesses or is notified of any of the above GUEST may forfeit their entire security deposit and risk the cancellation of their reservation, without a refund.
5. NO STRONG ODORS. GUEST agrees to not participate in any activities or acts that result in the presence of strong, lasting odors in the home that may permeate the walls/paint, rugs, furnishings, bedding, etc, whether such odors are the result of cooking, smoking, use of heavy perfume, or any other activity.
6. Please no shoes in the home.
7. Check-in is 4:00PM, checkout is 11:00AM. For early check-in/late-check-out, please obtain prior written approval from us.
8. Late check out: If GUEST fails to check out by 11:00 am PDT (or other time agreed upon in writing), GUEST agrees to pay for each twenty-four hour period (or any portion thereof) that GUEST overstays after the check-out time, at the listed nightly rate for that specific date, plus all applicable GUEST Fees and Taxes.
9. GUEST agrees to notify LANDLORD of any/all damages and concerns/complaints immediately regarding the CABIN and its contents so that LANDLORD has an opportunity to address these concerns during GUEST’s stay.
10. No candles permitted in bedrooms adjacent to beds (due to fire hazard).
11. Wood burning fires are strictly prohibited anywhere at the CABIN. Fires on the decks are strictly prohibited. The outdoor fire-pit is propane fueled only; wood logs are not permitted in the outdoor fire pit.
12. No glitter, as it's impossible to remove.
13. EXTERIOR CAMERAS: Please note that for GUEST’s safety and the safety of the CABIN, FIVE (5) exterior cameras are installed and monitor the exterior of the property (including the driveway, front door, back yard, upper deck, and lower back decks). GUEST’s booking constitutes understanding and acceptance of all recordings. Any attempt to turn off, disable, move, re-direct, and/or cover the cameras is prohibited and will result in the forfeiture of GUEST’s entire security deposit and cancellation of GUEST’S reservation without a refund.
14. GUEST may never set the thermostat lower than 60° during low temperature months (October 1st-May 1st); doing so may result in the pipes freezing and bursting. GUEST will be responsible for all damages should the aforementioned occur.
15. GUEST agrees to reimburse LANDLORD for repair/replacement costs of any damages sustained to CABIN and its contents by themselves, their guests, and/or animals present during the stay (including those damages in excess of the $500.00 security deposit).
16. LANDLORD is happy to offer a propane BBQ, but does not supply propane. If GUEST would like to use the BBQ they are responsible for swapping out the tanks at the CABIN should they run low.
17. GUEST agrees to read all rules at the time of booking to ensure that the CABIN is a good fit for GUEST. GUEST’s booking request constitutes full understanding and acceptance/agreement with the above stated AGREEMENT.
SECTION III: COUNTY LAWS/ORDINANCES
1. Maximum permitted occupancy is 6 people.
2. Maximum number of vehicles permitted is 3.
3. On-street parking is prohibited.
4. Be respectful of neighbors. Quiet hours are from 10pm -7am. GUEST agrees to pay any/all fines issued to the LANDLORD by the San Bernardino Sheriff’s Dept. and/or by San Bernardino County Code Compliance for noise disturbances, over-occupancy, or any other violation pertaining to GUEST’s stay at the CABIN.
5. Vacation homes are permitted for residential use only. No weddings, commercial photoshoots, receptions, conferences, filming, or other use prohibited by County Codes.
SECTION IV: VIOLATIONS
Failure to follow the terms of this AGREEMENT, comply with the “House Rules”, and/or complete all check-out requirements (sent by LANDLORD to GUEST), may result in additional fees. Failure to comply with parking and occupancy standards, as well as public and private nuisance standards, is a violation of the County of San Bernardino Ordinances/Codes. Such violation(s) may result in enforcement actions including but not limited to City and/or County issued fines, towing at vehicle owner’s expense, eviction with forfeiture of all rents, loss of security deposit, fees, etc. GUEST is responsible for any and all fines issued to the guest by City and/or County enforcement agents. GUEST also agrees to be responsible, and reimburse LANDLORD, for any and all fines issued to the LANDLORD by City and/or County enforcement agents for violence of parking limits, occupancy limits, and/or public and private nuisance standards/ordinances.
Applicable fees include, but are not limited to: Applicable fees include, but are not limited to:
-Unauthorized Guests: $500 per person per night over 6 guests; Authorized Guests: $45 per person per night for each guest after 2 (up to 6).
-Animals: $500 per animal, per night
-Dirty Dishes: $50
-Glitter/Confetti found in the home and/or on property grounds: Minimum $500 cleaning fee
-Evidence of smoking on the property / cigarette butts on property grounds: $250
Smoking in House (including Cigarette, Cigar, and/or Marijuana odors in House): minimum $500 fine, up to cost to repair, replace, and/or clean damaged property or contents.
-Fines issued by the Sheriff’s Department and/or County Code Enforcement: Minimum of $500 per citation/violation (as determined by issuing agency).
-Damage to Property and/or its contents: Cost of replacement or repair, as determined by Hosts.
Attempts to turn off, disable, move, re-direct, and/or cover the cameras: fine of $500.
-Deep/Extra Cleaning Fees: Cost shall be determined by the host's professional cleaners and will be based on the amount of time required to return the cabin to the state it was in at time it was received by guest (Minimum $100).
-“Late check-out” fee: “Late check-out” is defined as any time after 11:00 am or other time agreed upon (in writing) time. GUEST agrees to pay for each twenty-four hour period (or any portion thereof) that GUEST overstays after the check-out time, at the listed nightly rate for that specific date (of check out), plus all applicable GUEST Fees and Taxes.

Reservations canceled 60 days or more before the arrival date will receive a full refund (minus any applicable processing fees originally incurred). Reservations canceled 30–59 days before arrival will receive a 50% refund. Reservations canceled fewer than 30 days before arrival are non-refundable. Guests are encouraged to purchase Travel Insurance.
There are very rare instances where we, the Homeowners / Hosts, may need to cancel a reservation. If the Homeowners / Hosts cancel this reservation, following the arrival of the Guest to the property, because the Guest has violated any portion or portions of this agreement between Homeowners / Hosts and Guest, no refund shall be provided to the Guest. Should we, the Homeowners / Hosts, have to cancel this reservation prior to the arrival of Guest due to the dwelling not being available or habitable, a full refund of all fees and taxes paid by Guest will be provided within 7 days of Homeowner's / Host's cancellation (Homeowners / Hosts are not responsible for financial institution transfer times and/or delays).
